3 story, townhouse in Lovett lake Estates

I purchased a brand new, 3 story, townhouse in Lovett lake Estates. Between working shift work and being at my partner's house, I don't find I am home very much. I am wanting to host a student to share the space with! For the most part, they should have the place to themselves. I would prefer for them to be female.  

A little bit of information on the house: 

It is a 14 minute drive from campus and both hospitals. The bus route is about an hour. Bayers lake with all shopping needs is a 5 minute drive. The student will have access to their own bedroom, full bath, shared kitchen/living room/sundeck, garage, front and back yard. There is parking, wifi, and utilities can be up for discussion. Either increase rent to a fixed rate, or lower rent and split utilities. Ideally rent would be somewhere around $1200-1500, depending what route we take and the student's needs. There are 3 spare rooms, so if they need space to study or do research from home- one room can be an office space.
